Bed, Bath, and Office Remodel Project

This page documents the various phases of our home remodeling project to add a bathroom and office and to expand an existing bedroom.

Design Phase

We have Glenda consulting on interior design and Fritz Johnson for our architect.

We met the architect and interior design team at Details International on Nimitz. Andrea, Clifford
Fritz, Glenda, and Sue, on Wednesday, August 10th.

Arnel, our contractor, Andrea, Fritz, and Clifford, on Monday, the 14th of November. Construction
to start the following Monday, the 21st.

Demolition Phase

Arnel and his helper Daniel started demolition on Monday, the 21st of November.

The roof is nearly off.


Wednesday morning Arnel and Daniel finish removing the old masonry wall. Most cells were hollow.


After lunch Wednesday we went shopping for a bathroom cabinet and counter top. Those and track lighting
are the only remaining items to purchase.

Tuesday morning, the 29th, the Bobcat excavator is driven onto the property through the space where
the soursop trees used to be.

Foundation Phase

Construction of the foundation began in the first week of December. Thursday, December 1st, was a rainy day so Arnel and Kelly went home before noon.


The excavation for the foundation of the replacement wall. The original wall was not hurricane proof. The new wall
will be made of the same kind of four inch high concrete block, but will be longer and have high windows in it.


The excavation continues on Friday, December 2nd. One truck load of earth has already been removed from
the site, another is scheduled for Monday.

Foundation work continued the week of Monday, December 5th.

Later the masonry blocks for the new wall were delivered.


Tom Zelko in Kailua sanded our salvaged board so we could see what the mahogany would look like built into our custom cabinets.


The wall foundation extension has hardened on the afternoon of Wednesday, the 7th.

Masonry Wall

Masonry work continued on Friday, December 9th.


There is vertical rebar in every other cell. All cells will be filled with concrete.

It's great to see it progressing well. The new wall is being built to withstand a hurricane.

Foundation

Foundation work continued on Saturday, December 10th.


Arnel sets up forms for the foundation.


Unlike the old wall it replaces, this wall has openings for two windows.


Monday morning: Arnel talks to the electrician about a conduit to go into the wall before grouting.


The wall was grouted Tuesday afternoon, December 13th.

Form for the foundation will need to have steel added. The plumber must put in the drain and water lines before pouring
the concrete later next week. We may have a new foundation for Christmas!


It rained all day Tuesday (1.1 inch) so Arnel and Clint went home without working. The foundation trench had water in it
Wednesday morning. Fortunately, Arnel has an electric sump pump.

The bathroom is set lower than the rest of the slab, making for tricky form work. Arnel says "I can form anything."

This is the little former study that Andrea and I moved into so the bedroom could be demolished for construction.

December 27th, Tuesday morning: Fritz and Cliff came over to inspect the work.


Most of the plumging has been installed for the foundation.


Arnel, Cliff, and Fritz check measurments.


We discussed the best way to proceed with the shed in the back for the new water heater (old shed goes away).

Pouring the Foundation

The pumper and cement trucks arrived early on Thursday, December 29th. Work proceeded smoothly and was complete around lunch time.

Zelko Woodworks

We drove to Zelko Woodworks in Kailua to take a look at the progress on our bathroom cabinet. We also got to verify that the stainless steel cylindrical handles we purchased would fit the drawers and doors. Wednesday, January 4th.

Activity was light immediately after pouring the foundation. We let it cure for a few days before Arnel removed the forms. He then laid out the walls and prepared for framing.

Lumber Delivery

Activity resumed with the delivery of lumber for framing on Thursday, January 5th.


One stack of lumber was put in the front.


The second stack was put on the side near the carport.

Framing


Framing work started on Friday, January 6th.


Arnel and crew came on that Saturday to continue framing.

Framing continues. Here Arnel gives the "shaka" sign in the closet he's framing. The 4 x 4 king post is ibe (a hardwood). It will
support the ridge beam with its partner in the opposite closet. Monday, January 9th.

Roofing

With the completion of the framing, the next phase was roofing.


Arnel installs the final windows in the masonry wall. Roofing materials arrived on Saturday, January 21st.


Actual roofing work started Sunday, January 22nd.

Tuesday, January 24th: A horizontal decorative 2 by 6 band has been nailed to the new addition to match the original
house. The original band was partly functional, being a good place to put light switches by doors, etc.

Interior Work

With the completion of the exterior work, the next phase was interior work, starting Wednesday, January 25th.

The framing inspection was completed Thursday, January 26th, by city inspector Michael Lum.

Friday morning, February 3rd, Cory Kot came over to talk about etching some artwork on the bathroom mirror. We're thinking
about a mermaid. Cory's going to bring some sketches in two weeks.

The electrical inspection was done Friday, February 3rd, by city inspector Mr. Chang. Only the wiring for the smoke detector is remaining to be installed.

Interior Work Continues

Interior work continued. On Wednesday, February 8th, I took a few photos.


Installation of the white tile in the bathroom began.


Three-fourths inch mahogany plywood paneling had been installed on two walls of the office.


Half inch plywood was installed to the bathroom-office wall, making it an interior shear wall.


Andrea prepared Parmesan chicken for the robotics team. See how small the kitchen workspace is? That's our next project.


While the interior work progresses, the exterior is ready for painting.


On Saturday, February 11th we stopped at International Tile. Richard, the owner, returned our money for the
unused stainless steel dividers.


The last piece of tile goes into the shower wall, Saturday, February 11th.


Interior wood panel installation continues. The half inch plywood in the closets makes that a shear wall too.
Later it will be covered with 1/4 inch mahogany paneling.


Arnel installed the bathroom cabinets on Saturday, February 11th.


On Tuesday, Valentine's Day, the finish work on the office and bathroom ceilings began.


Our house needs some electrical work on the outside. February 15th.

Andrea stripped the paint off the existing door into the rebuilt bedroom.


Tuesday morning, February 21st, Arnel works on the closet shelves.


Wednesday morning the closet shelves are finished and Arnel works on the window trim on the masonry wall.

The bathroom countertop has been installed, waiting for the tile and plumbing to be finished.


All the woodwork has been finished except the linen closet shelves. Thursday, February 23rd.

Painting

Painting of the exterior continued on Thursday, March 1st.

Exterior painting was completed on Friday, March 2nd.


On Monday, March 5th, the plumber came and finished the bathroom fixture installations. Andrea is pleased with the vessel sinks.


Everything looks beautiful.

Construction Progresses

Started last November, work on our addition to the house has been going on for four months now. Progress continues.


Andrea starts putting down crumpled craft paper soaked in a mixture of half white glue and half water for the decoupage floor.
Friday, March 16th.


After the glue dried Andrea put on a coat of water based varnish. Saturday, March 17th.


Arnel surveys the scene of the slab installation for our Rubbermaid Big Max shed.


The front walkway is formed up.


Jeff has given the water heater enclosure and cupboard a coat of primer, inside and out.


The next morning Andrea gives a second coat of varnish to her decoupage floor. Sunday, March 18th.

Our New Concrete Walkway

The pumper crew arrived at 6:15 AM on Thursday the 22nd of March. The concrete mixer truck arrived at 7:00 AM. All the pouring was completed by 8:30. Fortunately it didn't rain as had been predicted earler in the week.


The seven foot by seven foot slab in the back for the shed was poured first.


This is the clean and shiny green concrete mixer that brought the concrete. The blue concrete pump is in the driveway.


The crew get going on the front walkway.


They work quickly and expertly.


With four experienced men it doesn't take long at all.


Several days later, the forms are off and the walkway looks good. Monday, March 26th.

Nearing Completion

The finishing touches of plumbing and lighting fixture installations and fascia board replacement and rain gutter installation came next.


As part of the fascia board replacement work, the kitchen entryway roof is being enhanced. Thursday, April 5th.

New Rain Gutters

On Tuesday, April 10th, Akamai Rain Gutters came and put rain gutters all around the house with downspouts.


The rain gutters are made on the site with this aluminum sheet extruder-bender.


The white enameled aluminum gutters are cut to length and have downspouts attached.


The Akamai Rain Gutters crew was fast and efficient. Akamai means smart and they were done with everything in about three hours.


The front gutter was the last to go on.


The house looks great and we tested them that night with fifteen hudredths of an inch of rain.

Occupying Our New Rooms

The same day as the rain gutter installation, Tuesday, April 10th, we occupied our new rooms and spent our first night there.


While the rain gutters were being installed, the Inspiration truck arrived with our new bed.

Bathroom Mirror

On Wednesday, April 11th, Akamai Glass came and installed our bathroom mirror. That's the last major item for our building project.


I documented the installation with my camera.


I reinstalled the glass diffusers for the lights and polished the faucets. We are done!

Finishing Touches

Sunday, April 15th, Andrea put up the decorative decals on the sliding glass doors and on Monday she resumed landscaping the front.
